Re: Real Estate Investment Club In Ludlow Vermont

I am in the process of starting a real estate investment club in Ludlow Vermont the home of Okemo Mountain Ski & Golf Resort, and would like to hear from people that may be interested in collaborating with me to start such a club. I am very familiar with this resort community having lived hear for the most part since the late 1980's, and have recently purchased as an investment a property just 2 miles from the resort. The club would purchase older homes that need repairs, restoration, and can be purchased at a relatively low price. Make the necessary repairs, and rent the properties to affluent skiers & golf enthusiasts that frequent Okemo Mountain Resort. I have rented to this clientele with very good success in the past. You receive all your rent money's up front plus a security deposit, and the renters pay all the utilities in most cases, except for short-term rentals. I would like hearing from people that are interested in purchasing properties or building for the express purpose of renting to skiers and golf enthusiasts. Commercial properties, and new residential construction would also be considered if club members are in agreement.

These acquisitions would be for the log term club member / investor, and kept for a minimum of 5 to 10 years or longer.

The properties would ideally be purchased, and restored without any bank financing.

Resort properties have been in demand, and will continue to be in demand well into the future. Especially ski and golf area properties. Due to state, and land use laws in the State of Vermont, it is very difficult (and near impossible) to get a permit to start a new ski area or build a new golf course. Therefore as the growing demand for outdoor, recreational areas / activities, increases, along with the population, existing ski and golf area properties become increasingly more valuable. Needless to say what is happening in these, niche locals, know as four season resorts, property values and rents are going up as the demand for properties and rental units increases.

My areas of expertise are architecture, construction management, interfacing with local and state commissions and expediting permits for the restoration of older homes and building projects. I have served on several town boards and am active in regional affairs as a regional planning commissioner here in Vermont.
