What is Happening in the Real Estate and Mortgage Market

Here’s an email I just got from Keith Watters:

Good day, hope all is well with you. Here are my thoughts and comments on what is happening in the Real Estate and Mortgage markets as of March 27th, 2009.

For sure we are going through crazy and uncertain times in the Real Estate and Mortgage Market. In 1989 the average house price was $350,000. by 1992 the average house price decreased to $250,000. and the mortgage interest rates where 12% to 13% range Wow.

Now we have interest rates as low as 3.2% and less. Will this save the Real Estate and Mortgage Market? People are and have always been focused on how much a month my mortgage costs. The low interest rates should remain and this should give a push to those first time home buyers who have steady jobs and savings.

Here lies our biggest challenge, the Banks have adjusted their lending guidelines and most Trust companies are lending at lower ratio’s than in the past. The Life companies, many of them are just not lending.

I guess the old saying is true….”A confused mind, always says no”
So what is really happening out there? Buyers are waiting to buy and hoping to steal properties at low discount prices and sellers are not willing to reduce to lower prices (unless they are forced to sell because of moving or divorce or some unforseen disaster.)

What can we do as professional Realtors and Mortgage brokers???
My only suggestion is….Keep on plugging, never give up and live the moment.
Continue your marketing, however, increase your activities, go and meet more people and attend functions where you can Network and meet more clients and prospects.
Work like a Rookie, who is going on vacation tomorrow, that should help.

Hi Andrew,

Wednesday night will change your business…

I’m sure you read or at least heard of the $700
billion dollar government bailout of defaulted
mortgage loans.

It’s bad news for taxpayers. It’s also GREAT news
for real estate investors.

When the government takes over non-performing real
estate and mortgage assets, they create departments
in charge of converting them into cash as quickly
as possible to return the bailout money back to
Treasury.

The only way to convert so much as $700B in assets
into cash is to heavily discount them to attract a
lot of bargain hunters with cash.

Some of us are old enough to remember a HUGE real
estate sell off by RTC and FDIC in the late 80s & early
90s.

It was called “the Savings and Loans bailout”. It
created more real estate millionaires than any other
period since then.

But, and it’s huge BUT, to participate in buying
assets from the government you’ll have to be loaded
with cash.

Moreover you’ll do better to have multiple
sources of cash to fund your purchases, as mortgage
credit has already tightened up and will further be
harder and harder to get.

The bigger the real estate sell off, the more the
mortgage lenders are afraid of property values dropping
further, and the less willing they will be to loan
on properties.

So,NOW is the time to think and execute a plan for
getting alternative sources of credit lined up.

That’s why I thought this week on our training call
I’ll introduce you to a man who mastered the art of
getting bank credit business lines without relying
on your personal credit.

On our training call he’ll show you his multiple
accounts he established with variety of banks and
finance companies where he can write a several
100 thousand dollar checks without having to ask
ANYONE, or even explain the purpose for which he
is using the money.

And that’s the position you want to put yourself
in when you get ready to capitalize on the
government sell off of assets.

FYI: Pat went to grad school and they did not
teach him this stuff there. He had to figure it
out by himself.
