What’s new in Central Florida real estate

Lots of interesting things happened in the last couple of weeks. Florida’s Governor Crist signed off on the state budget recently and several positive items were passed.

(1) The cost of an eviction count 1 was reduced to $180. While still high, it is better than nothing.

(2) The studies to fund the Wekiva Basin septic system research were approved and the Department of Health was restrained from moving forward with implementation and forcing people to put in the ultra-expensive systems until after the studies are completed – probably sometime in 2010. More details below.

(3) The State of Florida is offering a bridge loan to apply the $8000 first time home buyer tax credit directly at closing. Additionally the U.S. Department of HUD has also authorized several buyer closing costs to be credited at closing with this tax credit. The details on this are still coming out so make sure to contact a competent mortgage broker to get all the facts. NO MONEY DOWN IS BACK, SO MAKE SURE TO TELL EVERYONE YOU KNOW.

The Orlando Sentinel recently reported that tax assessed values in both Orange and Seminole Counties are way down for 2009 even though many budgets have doubled and tripled in recent years. So expect to see many cities and counties raising millage rates and all sorts of fees in the near future. It is time for all of us as citizens of Central Florida to take a stand against out of control government spending. Millage hearings typically start happening in September so be ready if you want to protest your values.

Good things are happening. Sales continue to be strong for May. The Realtor sales numbers should be out later this week and we will make sure to post them for all to see when they are released.
