Real Estate Investments – is it reasonable to ask tenants if they will allow me to change some bulbs?
Posted by: admin / Category: real estate investmentsHi, I’m the landlord and i want to put high efficiency bulbs in their apartments. I would replace as many as they let me. Will mention my concern with the environment and ask if they will allow you to change some bulbs. Does it makes sense? is it a reasonable request or should I just leave them a few and hope the actually use them? THANKS.
If you leave them they will not use them until the old ones burn out.
I would type of a note. "I will be in two days from now, between the hours of 8 am and noon to change light bulbs." As long as you give them 24 hours you can change away to your hearts content.
Keep in mind you can only change the built in lighting, do not touch their personal lamps.

You don’t have to ASK if it is your property. I am a landlord and I put energy efficient bulbs in all of my houses.

who is paying for hydro. If you ? do it with out permission you have more right. then they do unfortunately.

Sounds reasonable enough. I’d drop some off and have them try it for a few weeks, then touch base with them to see if you can install or provide more for the res of the house. We converted to the high energy efficient bulbs in every fixture in our home and haven’t noticed any negatives.

Call them up, tell them what you would like to do, ask when a good time would be for you to come by and change the bulbs.

Depends. You need to understand what happens if one of these bulbs is dropped and how you must clear the room and put the pieces in a sealed jar and on and on and the disposing of them has to be done in a certain way. When you insist they be used, you are taking on a financial responsibility for anything that happens. I assume you want to do this because you are paying for the electricity. If you are not, I sure wouldn’t. The other thought is that I have replaced most of the bulbs in my home with the new expensive ones and have had two burn out in less than a year. Well, they certainly didn’t save me any money. As far as any changes you want to do, you should have it in your lease that you have the right to come in and do repairs or make changes. You probably have to give them some type of notice that you are coming and that is only polite anyway. If it is what you really want to do, then just inform them don’t ask and make arrangements for when it is convenient for you to come over. I prefer my tenants to be home whenever I go in.
I would at least wait until a new lease and state that these bulbs are installed and state proper handling and disposal. That way you have proof that they understand the danger of these bulbs if mishandled or dropped. Could save you a heck of a lawsuit.
