1. Las Vegas, Nevada: 1 in 22 homes
2. Merced, California 1 in 24 homes
3. Fort Myers, Florida 1 in 26 homes
4. Stockton, California 1 in 27 homes
5. Ontario, California 1 in 28 homes
6. Modesto, California 1 in 29 homes
7. Bakersfield, California 1 in 37 homes
8. Vallejo, California 1 in 37 homes
9. Phoenix, Arizona 1 in 40 homes
10. Port St. Lucie, Florida 1 in 46 homes

The above list shows the cities in the U.S. with the highest rates of foreclosures right now.

Here are some of my thoughts on tapping into the opportunity to invest in foreclosures:

· The market drop has made it possible to invest WITH CASHFLOW in some parts of the country that a) will enjoy high rates of appreciation over the long term and b) have strong rental markets.

For example in California rental values have been so low that to invest in a single family house was very difficult to ever make the house cash flow. With interest rates and property values where they are, this is not the case for many deals now.

I do NOT like investing for appreciation if it means that I have negative cash flow, BUT if I’m buying at close to bottom (+/- a little bit) AND I can have a positive cash flow from start, now you’ve got my attention.

· If I’m buying to immediately resell, my buying criteria must be tighter. No longer will I buy for 75% of as is value… I want 60% of value or less for a cash deal that I plan to resell.

· I still like buying subject to in today’s market for those home owners that have decent mortgages, but just don’t have much equity and need to get out fast. The deal must cash flow (see above) but paying a seller $5-10k for his equity and taking title subject to the existing financing is a great way to go still.

· I don’t want to compete with other investors… that means finding deals that no one else knows about and that means marketing. (Before you tell me that is hard, you need to join Marko and I tomorrow night and he’ll show you several ways to find out about deals that no one else knows about, including using “skip tracing” to find owners of abandoned houses. · If you’re not a great negotiator consider using multiple offers on multiple properties to use competition to help you find great deals. (e.g. fax multiple offers out… or via agents…)

· You’ve got 36 months or so of GREAT buying opportunity and then for many areas of the country the window will narrow. Hence why I think now is a great time to buy IF you buy right.

I hope these thoughts and the top ten list are helpful to spark ideas of your own.
